Major Relief for Homebuilders: Apna Ghar Loan Property Documents Cut to Just Five

ISLAMABAD: The government has reduced the mandatory property documents required for housing loans under the Prime Minister’s Apna Ghar Programme to five, introducing a simpler framework for people seeking financial support to construct their first homes.

In this regard, the revised requirements have been standardised for banks to make the documentation process easier and more consistent across the country.

The programme offers housing loans of up to Rs10 million, equivalent to one crore rupees, for home construction.

The ministry described it as an important nationwide initiative supporting people who want to build their own homes.

The ministry identified the essential property documents as a transfer letter, possession letter, building or site plan, permission to mortgage the property, and mortgage registration.

These documents cover the transfer and possession of the property, its proposed construction plan, and the formal arrangements necessary for using it as security against housing finance.

By limiting and standardising the property paperwork, the government aims to give prospective borrowers a clearer understanding of what banks require when processing their applications.

The State Bank of Pakistan communicated the instructions following directives from Prime Minister Shehbaz Sharif.

The announcement follows complaints that extensive documentation demands were creating difficulties and delays for housing loan applicants. The spokesperson said the changes were intended to reduce procedural hurdles and make access to housing finance more convenient.

The ministry said the Apna Ghar Programme was being implemented nationwide, with financing of up to Rs10 million available for home construction.

For prospective homeowners, the revised paperwork requirements represent a practical change in how property documentation is handled during the financing process.

The ministry’s announcement focuses on simplifying this stage, allowing applicants to prepare a standard set of essential property records before approaching banks.

What Does the Announcement Cover?

The five-document requirement relates specifically to property documentation for housing finance. The announcement should therefore be understood within that scope when preparing a loan application.
